If you are doing carpet or vinyl tile don't hesitate to get a quote for ceramic or laminate flooring for those areas instead the difference may not push you past your budget number.The homes listed all appeared to be neatly landscaped , and surprisingly no snow on the ground, so I would make sure that your place is as neat and well maintained looking when you list it.

Toilets, tub, moulding, carpet.Needs new kitchen, room, rugs, spackle paint, driveway, 2 whole bathrooms and 1 bathroom updating.My concern is the two upstairs bathrooms have this gaudy italian tile which only certain people would like.I am thinking if I took the low comp, $425 *.70 that equals $297 - $100 in estimated repairs, that an offer of $200 is where I want to be.

YouTube and Google are your best friends when you get stuck.Painting and clean up are the easiest, followed by drywall and tiling (drywall requires a lot of patience due to having to use multiple coats of mud), and then comes plumbing and electrical.Get the right tools for the job - a good cordless drill and saw, trowels, paint brushes, etc. the extra few dollars will save you a lot in trips to the store and lost time.
