Our hope is to connect with someone talented and reputable ASAP so that they can give us quotes as soon as our inspection is completed this coming Monday, for work to be done after closing.The duplex is a 2 story home with full attic & partially finished basement built in 1820, so depending on what we hear from the inspectior we may be in need of someone with experience working in historic/older homes.At the very least we know that the two units will need cosmetic work; new floors, counters, cabinets, appliances, tile & paint.

B&H *can* be leveraged into a very small time commitment, depending upon your abilities, what you start with, and your abilities to leverage the talent of other people (PM companies, tradesmen, etc).

@Rob Harris nailed it that an honest, talented team and infrastructure is crucial.

Expired listings - Direct mail post cards - letters - to targeted owners - commercial - lots - non-conforming -Internet web site (received over 100 leads in 6 weeks)Farming - know how to - where to go - what to say - who to approachRadio - commercial must be sincere - have reference and be brandedTV -if you don't look the part - hire talent to shoot the commercial for youAll of the above methods I have used and have done successful transactions - anyone with a few bucks can find leads - motivated sellers (that's the easy part of this crazy business)  - but------ the important thing here is WHAT YOU DO  when you get a lead!

Am out of state with a great team on the ground that does everything needed from setting up entities to property management  including a 5 year wanantee  on all renovations consider myself lucky to have met such wonderful talented people and am willing to share if  desired
