If it takes 100 of them, I will strive towards that goal also.

but it's something I'm striving for in my next STR investment.  1% will bare bones cover your expenses with maybe a little left over.  

If/when getting into the private lending business, presumably one will strive for a 1st lien position and will have an attorney or title company complete and record promissory notes and such to protect one's investment. 

I personally strive to do 10 forum posts a day, 1 blog article a week, and answer everyone in my inbox in a timely fashion.

I appreciate the feedback,  absolutely cash flow is important and I’m definitely striving the get the best cap rate as possible.  

Strive to come from a point of contribution to every situation and you will better ensure your long term success.
