Find and try to go to some Real estate investor meetups (REIA)- look on Facebook, Meetup or just search online- those are mostly held in the evenings during the week, so even working full-time you could probably attend a couple per month. 

I will of course use YouTube and other online sources, but I'd also like to speak with a person and even build a relationship with my local hardware store!

Additionally, you can network with other real estate professionals and investors—if they own STRs, they can likely refer you to their CPA.If you prefer not to attend in-person meetups, consider joining local real estate groups online to connect with both tax professionals and investors.

Find a reputable roofing company-look at online reviews and find one that has been in business for a while...ideally local company.Inspect the roof-are shingles curling? 

Nothing in mine yet because I'm still preparing myself to open an US bank account but the banks I saw online requested ITIN which I don't have.
