I am not set on full amenities but I do find that my Denver spot rents constantly and I believe a lot of that is due to the fact that its a one stop shop for people coming for work.

Stop looking for homerun deals and look for base hits and doubles. 

People need to stop using the term "agreement" like my friend and I have an agreement to meet at the movie theater at 7 PM.

After the 1st month or 2, they get used to it and the questions stop completely. 

Often the equity partner has a lot more risk in the venture (losing all the investment money) where the work partner could walk away with the loss of time and effort.

If you have a  solid reserve and lose  a bit of money (like about 2000)  still it would be worth to get the experience and  network with first flip.. or first flip see if you can do a  joint venture with a successful and very experienced investor or flipper

I live in the area but don’t venture out that way too often.

.- Eviction process does not stop until everything is paid in full.Even if a tenant calls and tells me they will be paying rent in full on the 11th, I'm still following my process with late fees and the eviction process.

I get a loser every once in a while but not often enough to make me stop collecting pet fees and a higher nightly rate than I was before.
