One thing we did discover is (this property doesn’t have a basement it’s on a slab), because of the pet urine soaking into the concrete after cleaning, bleaching… we sealed it with Kilz oil based sealer to lock in/out the odors and ran my Ozone machine for a month to help with the smell.The Bear Paint distributor for Home Depot said we should have used water based Kilz and not oil based.

We had a couple weeks in the winter to have it replaced, and even with my father doing a lot of the work (crushing the old tank, grading, seeding, etc...) it cost... $12,100.Original profit would have been $36,166.10, which still not great, would have landed me better than originally expected.

The more deals you use it on, the lower thecost ofthe money/flip...and, you are building up profits so that when the loan is due, you've expanded you original seed money so that you can pay back the loan and still have all cash to work with.

I attended a 3day seminar/workshop with Real Estate intensive and all I can say is that I paid $2000 for a very special seed and taste for REI that was planted inside of me.
