Also, say the economy tanks or the interest rates are just really high after the reset, I can ride the storm out better I would think with a conventional loan since it would require lower payments than the conventional loan.

It might have areas that will continue to do well and others that will go down in its popularity so I would tend to look in areas close to home and that area in high demand, has a diverse economy, population rise, and job growth, and talking to experienced Agents and get their opinions if I was looking at it long term.

I really do not know much about California and I think there will always be good pockets of economy out there.
