Right off the old highway. 5 bed/3 bath, 3 fireplaces, big parking lot. storage shed. 

On the exterior, the garage and shed need painted and a few landscaping items need wrapped up. 

If accepted I'll remove the heap and install a new Manufactured Home for about 80-90k including demo, site prep, ancillary items i.e. decks, steps, shed, carport and patio cover. 

Other examples would be private lending for down payments, borrowing from family (not possible for me), doing a owner-occupied investment and saving the rent I would normally have paid for a year and then reinvest (this is my plan as of yet, but it seems that it would take a long time before I accomplished my goals), using a credit card to fund deals (which I will not do), partnering (very skeptical of some others motives since I am new), selling after a year or two (speculating appreciation of course, which is bad news) and various not so friendly ideas.Can anyone shed some light to what ways that I can roll into the next property fast so I can start the snowball effect in the first year?

He quoted me for a landlord policy which claims to protect against construction on an existing property as well as after I get a tenant in the property, but other insurance providers don't seem to believe that's true.The insurance side of things is still very new to me, and unfortunately I haven't been able to get a complete list of legalese detailing what is and what is not covered to determine for certain if there's a difference between the two.Can anyone shed some light on this, or point me in the right direction?
