What I can say is, if I were you I'd scramble and borrow that 15k you need elsewhere fast.

If that person doesn't pay you could find yourself scrambling for cash.Like Mike mentioned, we do acquire a lot of deals and sometimes we just have too much and need to wholesale something.

It's just that owners and investors start to scramble when the sale list is published, as those properties are more likely to go to sale.

Yeah, that's true to a point, but look at it from my side too - if I was to blindly start tieing up properties to close in 60 days, and I didn't have a solid list of buyers to pitch the deal to, that, to me is an idiot move.What I'm asking is, how to find these cash buyers and get their criteria on the properties THEY want to buy.... the beds, baths, dollar amounts, zip codes, everything, so I can tie up properties that match their needs... not start the other way around, tie up properties then scramble to find buyers.

So I scrambled Sunday morning to line someone up to install this on Monday.  

Why scramble around after you've gotten a house under contract, trying to finance the purchase and rehab?

There's also the problem with someone not scrambling the tumblers after using a lockbox, which leaves the combo for all to see.
