Others get peel-n- stick tile, a thorough cleaning, new ac window unit and a fresh coat of semi-gloss white on woodwork and walls :-)Like others have already said... it really depends on the local market and what other landlords are offering at each price point.

For me I found that it is easier this way because we constantly have projects waiting to get started I try to plan that no more than 2 weeks before the next project is started usually less than 1 week but you know how things go.With a general contractor the will bid the job do the job as they are working on other projects as well and then when things they quoted you are done thats it, it doesn't matter that the doors need trimmed because the carpet and pad are too thick, that the outlets need to be changed because now they look bad on a freshly painted wall, if it wasn't in the original qoute it is extra and they may not be able to get back to it for 2-6 weeks as they are already scheduled for their next job.

I live in the Metro Detroit area (Macomb County), so there are plenty of fresh foreclosure listings every week.I would ideally like to pick up a property for 50-60% FMV, fix it up, and live in it while trying to sell for a profit.

From one that speaks to people in foreclosure on regular basis, one repeating emotional trend I see is embarrassment---in general, folks in this position often act too late because they are embarrassed (pride is another good emotional anchor) with admitting failure...Although I don't market to these individuals, I understand the mindset all to well and believe any marketing campaign to these folks should include the following components:- Discretion/Privacy: Give them an opportunity to learn more without revealing themselves initially---offer a white paper or recorded info-message which would allow these distressed homeowners to learn without the need to speak to somebody. - Hope: Too many marketers are appealing to fear---although fear is a compelling emotional trigger, the majority of people don't want to be reminded what they will lose, they want to be reassured that there is a chance for recovery

Your offer is buried or lost - if someone sent in an identical offer right now, they likely have a better chance of getting the deal than you because it's "fresh" on the asset manager's desk.There is one other possibility.
