I could go a step further too... in rehabbing the property, if I have a roofer, plumber, electrician, and painter perform work on the property (paid by the SDIRA), I could be considered a general contractor while not performing any actual work on the property or being compensated.

Self-managing a few dozen rentals, driving around in a beater eating pb&j's while dressed as a homeless-looking construction painter plumber was very on purpose.

Look at Houston communities that have high rental demand, reputable schools, low crime rates, and enticing amenities.

Worst case, you can't get it out and have to call a plumber yourself (and I can't see them charging $150). 

This year, I've started to develop relationship with a number of reputable wholesalers from my market and I was able to get many more deals where I simply can't find on the MLS. 

They had a tub faucet repair and the plumber charged $65, fine, then everytime a repair is done- the management company charges me  $487 to supervise the work of a reputable A+ company!

Solar plan on going with reputable enphase dealer & maxeon panels for least downtime & highest terminal value up possible sale.

A good handyman is the next important resource, along with plumber, electrician and HVAC tech.
