Buy/Hold isn't in my cards yet, the operations/procedures are in the works, but the fact that there is the real chance of an impending flood of inventory; This tells me to hold off so I can pick up long term properties at the lower price where every dollar I can invest will go that much further.Some may say we've hit the bottom, but both Mike Jacka and I hold the belief that shadow inventory exists unsustainably.

There is something about spreadsheets causes all critical thinking skills some people posses to vanish and be replaced with a blind belief in whatever number or percent they heard someone other successful person use without any attempt to understand the logic that drives those assumptions.

@Carlos Alvarado I'm in the belief that cashing out your house and applying that cash toward - for example - 20% down on 10 more houses that are rented with positive cashflow is by far a smarter financial move than continuing to hold one property and gain income.
