Investment Info:Small multi-family (2-4 units) buy & hold investment in Banning.

I had a conversation with a Probate/Estate lawyer and he suggested the following but what he said doesn't quite add up to what I have read so I want to see if I am just not understanding or if I am getting bad gouge.Advice was to create WY LLC that owns all properties, that is then "owned" by a land trust for additional anonymity, that the beneficiary is a regular Trust that owns everything else in my name.

They are provided with contracts to use which are developed and vetted by real estate lawyers within each state and updated regularly to stay current with changing laws. 

Do you hold any financial advisor certifications?  

Holding costs if renovation will be required (interest, builder's risk insurance, permits, porta-potties, lender draw request and/or inspection fees, etc.)

I probably wouldn’t mention your third point - it makes it sound like you expect them to hold this note forever and I’m not very certain, but I’m guessing there isn’t a huge market for $100k secondary notes.Have you considered asking them to finance 90-100% for a short period of time so you can rehab and refi at a higher valuation?

(And since I also got bookings via my earlier VRBO pre-approvals, didn't realize until the inquirer let me know they were going with another option, that VRBO holds it for 72 hours.)
