Ian they passed short term rentals and most of the legislation goes into affect later this year or early next year in columbus , we are short term rental operators.

I've done exactly what you are proposing, just moving equity around and BRRRing, even before that was a thing.

Then when sitting in front of a seller, you'll feel more confident, and can at least propose a solution that actually fits the situation. 

Ignore those on BP that propose BS escape clauses unless you would trust THEM enough to do business with them.
