My situation is that my STR averages less than 7 days, I have material non-passive participation, so that I qualify for the "loophole". 

Unfortunately, I have quickly realized the mortgage is much too steep a payment to promote a net positive cashflow even with all rooms rented.

They structure the class very well and offer lots of tools that help in learning the class material.

I think it will swing back, but I doubt we're getting back to 2018 levels given the rise in asset prices, rise in construction costs, material costs, labor costs, etc. 

Thankfully I have friends and family that have done well, so I think I can pull out a sizeable fund $500K+) without going the syndication route, but I appreciate the comment.Syndicators usually get what in slang is called “promote”.  

That is including cost of labor and materials.  

Super higher leverage that the purchase can't be approved by agency loan.In all practicallity , the era of 2016-2020 by aggregate should only produce 7-8% IRR if one correctly and conservatively.They targeted the naives investor in biggerpocket that lacks basic real estate valuation.The real problem is really the era of 2015-2020 where folks are treating CRE just like OTCBB pink stock and promoting it as a safe haven.

This individual will need to be on site at least 3 to 4 days a week to make sure the crew is working daily on your project, that the work is being completed properly and that materials are not being stolen by the contractor, his/her crew, or by night bandits.
