Have they delivered on their promises, or have the results been underwhelming?

A prudent investor doesn't seek quick riches through shortcuts.

It isn't the metric you can talk about on a national scale, but if you keep buying the same product in the same area it is a very easy quick and dirty method to know how you are doing compared to other buys. 

So you see these guys will try to sell you anything they can and get your money as quickly as possible.

What I would do is ask the current cleaning crew/company to send you a quick walkthrough video after they're done cleaning.
