Many people have a license, yet they know nothing about the process.

One other thing to look for in a future architect, is one that has a track record of working with developers AND knows the entitlement processes for the very specific type of development you are doing.

Maintaining that relationship beyond just the lease up process and whenever the tenant has a maintenance issue or lease expiration completely changes the dynamic of the relationship.

I am in the process of building my CORE 4 in DFW area. 

However, beyond the repair aspect, I would also caution that you understand the auction process and how properties go to auction, who is foreclosing, and why.

If you fully understand the process, the potential for profit can be considerable but if you do not, it can be bad - real bad.

What blew my mind through this process is how people calculate returns.

Consequently you either sell to the least qualified owner occupant imaginable, likely pay 6% seller assist, get crushed through the home inspection process or come to the conclusion going through that process 4 times is not worth the hassle and find an investor to purchase the homes as a package at a discounted price.

But this whole process of learning about different options is really fascinating and gets me excited about what all is avaiable!

I’m still learning about the process but a Construction-to-Permanent looks attractive if owner-occupied terms could apply.
