Three Months ago, low to mid 6's were available.Rates are going to continually fluctuate but if you have a way to earn 10+% on your capital, the TIME you are not using it is going to cost you way more than the extra .5% per year will.You are walking over dollars to save pennies if you are waiting for the perfect rate, half of the people who held out on getting mid 6's were waiting for high 5's.

Was that person me or another person as that sounds like something I have been telling people? 

Your plan to handle the strategic aspects remotely while a property manager handles onsite issues is smart, and as long as you log your work and stay hands-on, you’ll likely qualify for active status.

An umbrella has nothing to do with those circumstances.I think some people hear umbrella and assume it's some sort of magical insurance that will protect them if anything goes wrong.

Likely, you won't be getting many clicks so look at impressions and see if those terms match the intent you're looking to answer when people search.

Ok so a diff path then my previous post.I also wanted to invest in real estate but just assume( and bet is probably true) that most of the people that find truly good investments have  either or all of the following the most "average joes" don't:1.

These are people who normally buy homes but temporarily rent while resolving whatever life circumstances made renting a better option.

Check your insurance, I’ve seen a lot of people specialize in renting to group homes or care facilities so there must be a commercial policy for this.
