A new furnace is pricey.Asbestos and lead based paint.

FHA is tough on a few things like "Chipped paint" any signs of chipped paint will stop financing and need to be addressed (Painted), Loose or missing hand railings, Water damage, Mold, Termites, Outdated electrical or any wiring that is exposed.FHA will also stop you dead in your tracks if the appraisal shows anything that is considered a "hazard or safety issue" and must be fixed.

You can't paint it, you can't fix a broken window, you can't sell it.

Just get painted to make an old roof look fresh.

Just paint and carpet is $6000-$7000 on a small home. 

Then i painted the whole house and refinished the kitchen cupboards.

At the minimum, the home needs to be freshly painted, newer flooring, and all the appliances in good working condition. 

I also redid all the plumbing, electrical, and painted the entire place.

You'll want to saturate that subfloor with some enzymatic cleaner and possibly some odor blocking paint thereafter if it smells really bad. 

sometimes though the ones who are the most experienced and think they know it all are the hardest ones to work with they are too busy to really take the time their buyers need to help through the build process.. so its hard to paint a brush over every agent..
