I suspect my local properties have out performed gulf shores but I still have sellers regret at times as the property was awesome.  

Which is how you win big in short term Is it just the cost of the PM to consider or as a owner/operator are you expecting to outperform a PM because you don’t have the potential “conflicts of interest” that a PM might have? 

It's consistently built wealth, often outperforming other assets.

Pretty simple, not very diversified, if you want more security, just put it in an index fund (good luck outperforming inflation).   

It's safe to use 20% of purchase price in your projections, and if you can do better then great you are already out performing your projections.I know lenders that will roll everything into the back of the loan: down payment, insurance, closing costs, and hold costs all to be settled at time of refi or sale. 

Risk assessment - find a comparable property that seems to be renting well that you think you can outperform.

I have two townhomes that outperform homes that are bigger but 15 more minutes away from the parks.Get as close to the Theme Parks as possible.

I believe houses will continue to outperform condos with regard to return on investment due to rising insurance costs within the vast majority of the condo HOA communities and more competition from other condo listings.... it's easier to differentiate your property when you have a larger space like a house to work with.
