While I don’t invest in Las Vegas, I’d recommend checking local rental demand by analyzing vacancy rates, average time on market, and tenant turnover in that area.

A qualified CFP or CPA should be able to pay for themselves and I'm glad you're starting to think about this as an investment rather than an expense.
