I'm very hesitant to get rid of the house for numerous reasons that I stated in my last reply but also that rate. 

I think the best time to get your feet wet is when the market its hot so that you have the experience to take maximum advantage when it's cold.

Luxury Vinyl Plank looks very nice, is durable, and can handle getting wet.

I have been analyzing deals and see numerous examples where it does not make since to move forward on purchases, but somehow people are still making excessive offers.
