Ohio agents are hitting hard on all my California investors and I posed a question for them.  

This allows you to hit the high season at full speed and like you said, refinance your payment as rates soften next year! 

I would hit them with a pet violation or whatever your policy is.

My out-of-state clients are successfully purchasing BRRRRs and buy and holds here that are positive in cashflow, hit the 1% rule, and have lots of potential for appreciation.

Once you hit those numbers, then you can focus on putting extra income towards paying down principal.

Getting enough money to be comfortable is a motivator but once you hit that point you'll find it's a quickly diminishing scale, in which more money doesn't particularly interest you enough to do things you don't enjoy doing.

A few months later a different sales guy started hitting me up, and I again explained what I was looking for and that LM likely wouldn't fit the bill. 

So you can of course cherry pick those and stay low risk, but then you're much less likely to hit your $120K/year since you can only do as many of those deals as come up and you successfully beat the competition out on.

Which to me is fine but respect my time tooI received an email from them (not even a thank you) but letting me know where they invested and then asked for another call if I could review a ppm with them and if I could give them names of other sponsorsLet’s just say I may have “accidentally” hit delete and oops that email disappeared.

Are you doing every 30-60-90 day hits on the new ones?
