It went for nearly $100k over our price.  

So I would like to get some help from people who are actually investing.I am aiming for a single family home or multi family home and I am constantly looking at properties around Austin TX.I am looking north of Austin to Dallas and south of Austin to San Antonio.However, Austin is not easy to find an investment property that generates cash flow considering the cost of rehab.Can you give me some advice on my first investment?

Also, achieving the 2 percent rule in my local market is near impossible but could be achievable elsewhere.Thoughts?

Akron is not LL friendly, they were the first in NE Ohio to pass a rental registration ordinance (in the 90s), in 2021 added source of income as a protected class - so you can no longer rule out S8 applicants, and passed STR registration last October (and nearly a year later still haven't been able to enact anything).  

Again, the feeder saves a lot of time so you aren't constantly reinserting envelopes to your printer. 

- Reading / asking around and coming to find out that S8 doesn’t pay anywhere near the FMR price on the HUD website.

My HELOC was locked up and I was constantly making the interest payment that was taking away from my cashflow.

My brother and I, both out-of-state investors, recently acquired a long-term rental property in the Boerne area (near Leon Springs).

All recent increases and near-term future increases are just gambling.
