A turnkey duplex with units renting for 1300 apiece could go for 350-400k & up in North East/Uptown/Seward, etc, while one with mild cosmetic distress in a continuous but improving neighborhood can go for 1200 apiece and $200k, thus hitting 1.2% or better. 

With a mild rehab at just around $40k, our all in price is going to be $129k which smashes the 1% rule.

We would like either a single family home (3 bedroom/2 bathrooms) that needs mild to moderate repairs or a duplex.

However, the growth rate is forecast to moderate due to the anticipated mild recession later this year.

A mild downturn could kill equity, making the choices either to eat a small monthly loss, sell and come out pocket to pay the loan balance, or walk away and massacre my credit.

Personally I wouldn’t MIND buying more other than the fact that 1) I can’t find cash flowing deals right now 2) I’m watching and waiting for a mild down turn in a year or two and 3) I worry about being able to get the money back out of those rentals without paying taxes on it.

The instructor said that Joy (or similar brand) dishwashing detergent mixed in water is more effective at removing mold than bleach.

Which makes our entire tax system, as you mildly put it, "unsatisfactory."
