When I use this methodology, on top of my capex/RM analysis, I can't see how 99.9% of turn-key opportunities could possibly make sense.

Anyone can see the difference in booking between established markets, saturated market and Nowhere-landville from the Airbnb itself. so to answer your question you have to have the right methodology to ask question, simply ask the question without doing your own DD and thesis will bring you nowhere.

I think the biggest issue is with agents who are unfamiliar with investment methodologies and who are unwilling to do the extra work (figure out whether a property can cashflow and have the patience to go through several offers).We are in a seller's market, but I have to believe there are agents out there who can't stand holding their clients' hands and keep explaining that a pink walls can be repainted...I'm very numbers-oriented, pre-qualified for a loan and own other properties upstate.

But, of course anyone working in Finance knows that amortization isn't an interest calculation methodology... it's a PAYMENT payment. 

I've not had a tenant get deported, but I've had a few get tossed in jail and that was the end of them.You may want to inquire of the background check methodology the PM is using.
