We can find a stable 5 cap in Rittenhouse Square or drive a mere 2 miles into North Philly - for example - and easily get 15 caps, albeit much riskier.

Stay away from the “guru” sales-pitch events - they rarely increase your investment knowledge, they merely empty your wallet!

Allowing unsophisticated sellers to think they have a contract with an end buyer when in effect they are merely tying their property up with someone who is trying to resell at a profit may be considered unethical by some (including me).

And just so you know, I have no problem with you selling a book, I am merely pointing out that you sell something for your time as well and that time is not one on one hence the price can be much lower.

(Again, I repeat, not war zones, merely low-income adjacent to nice schools and amenities, where alot of rehabbing is occurring, and I have a skillful PM for this tenant class.).
