Everything seems to point to the MLS providing a structured market place for buyers and sellers to connect and engage in business.

questions you need to know the answer to:- what is the amount you want to be earning passively from your investments - what is the desired net yield you want from investments- what areas are you buying in & why (what does the data show on area stats & demographics)- what is your strategy (BRRRR, flip, wholesale etc)- who are the people who will help you get the deals on and close them- what are the risks in your strategy and marketplace and how have you minimised/factored them in?

In addition of course to the obvious tenant problems that will become more commonplace. especially those that are buying low value assets in a given market place. .LIKE a Morris invest house..

I contacted the local detective assigned as lead to the case and even left my info with an officer who was parked outside my house (I wanted to know what was going on and figured they'd want to ask me questions as I was there earlier in the day) but the detective never contacted me (they seemed unprofessional - they tossed their latex gloves they wore inside the house outside on the porch which I found to be rude and insensitive based on the situation).I think I handled the situation well - I got a card from the deceased's family thanking me.

I put my kids to bed at 8:00, do a few chores and then check BP for an hour or so, then go check Realtor.com, Zillow.com or the BP marketplace for deals until I cannot keep my eyes open. 

I'd list your rental on FB marketplace and try your luck there.

So I wanted to see if anyone out there wholesales in the Tennessee marketplace.

I do not want to limit myself to deals in the local marketplace because my local marketplace is extremly competitive and expensive and I wish to go out of state to not limit my pool of deals.My question is: I set up a wyoming LLC (because everyone says its good for protection).
