My main question though is, does California law require that I use the specific C.A.R.

Landlord laws was the main factor why I chose to invest out of state and have been happy with my decision to do so. 

It's a misuse if the wholesaler isn't informing the seller upfront of their intention. 

As for speculation that this building would be leased by BiggerPockets - no that is not my intent, and I would feel it is a conflict of interest. 

Our lawyer wrote up the loan doc, they borrowed $60,000 to renovate 123 main st, I got first position lien on 123 main st, they paid $500/month interest and the $60,000 lump sum back after 12 months.

So I'll keep my current plan of photos and video as the  main source for "showings".  

I went to the ATM to today to see if I could just start withdrawing my funds from the account that way but since I have several virtual accounts with funds in each one and baselane only issued one debit card for the "main" account, it won't let me pull the funds from the additional accounts.

If she's currently on Medicare but is trying to qualify for Medicaid, in some states the home can be kept if there's an intention to return (thus the allowable "caretaker"), but it will be subject to asset recovery upon their death, making it hard for the family to keep the home. 

SFR is far less impacted by such, mainly because the debt being capitalized over 30yr terms vs, 3-5-7.
