One thing that we were not prepared for was the new lender required that our tenants have a signed lease agreement before we could move forward with the new house.

Have them sign lease at full amount, then give them a monthly rent credit.

Are properties such as this more appealing to buyers with renters already on leases or will I get more interest and a higher sales price if I sell the property vacant?  

One way this can happen is if there were two tenants on the lease - the check should be made out to both of them.

How does it address situaitons where occupants either have a fake lease or got scammed by someone posing as the landlord?
