They acknowledged that I had a perfect pymt record on other properties but it still had to be cleared by their “investigations unit”.  2 weeks later they finally turned it on.You might consider looking for properties that are just cosmetically inferior......e g lots of big flowery wallpaper, pink tiles in the bathroom, etc.  

Here are the properties that have interested me (not sure if either are section 8):Duplex built in 2002 consisting of 3/2 1050sq/ft each for $94,900Currently both units occupied with $670/month leases (not sure of the lease terms).New roof in 2015, new Central A/C units in 2013 and 2015.Outside looks good, inside looks clean with decent kitchens (basic L shaped) with laminate counters, tile floor in kitchens, what looks to be berber carpeting everywhere else.

Either way you'll want very good, clear contracts laying out the terms of the partnership. 

I don't work in the rental rehab space, only flips.Personally I like to do accent walls, wainscoting, crown/trim work, accent tile, functioning kitchen spaces, wine racks, wine fridges, etc...For a rental I would probably avoid all of this and go with basic, clean and sturdy over fancy and nice looking. 

Also very interested in networking with anyone (attorneys, CPAs, agents, brokers, property managers, investors) to begin laying down some professional roots in the RE space :)

Now transitioning completely to tile.

I've plugged in a property into the biggerpockets calculator once, so as long as I plug in good numbers I should get good results.I'm just laying out all my thoughts so you can critique them. 

I am from Europe (Denmark) and I want to use all the content and education available here on BiggerPockets to begin my real estate business here in Denmark.There are different laws, different markets, niches I could imagine.I'd therefore like to ask if any of you can lay out what are the most important differences that I should notice.
