and NMLS licensed.. in WA that is not required for non owner occ.lots of competition at court house though.. but probably nothing different than the big NW counties that have tons of money and competition.. but I not sure there is anyone like Vestus or east side that has a bidding Loan system like they do or rain city here in Portland.

You have make a judgement call on if a higher interest rate will be worth taking money out.

A few years ago the rains caused flooding and the river came over the banks, flooding the portion of the land where my grandsons home was located, and became very dangerous fast, having to evacuate by boat.

Florida’s sun is already hard enough on a roof plus throw in the rain and hurricanes and I don’t need to add any other items that could cause damage ever.  

If they do, my guess is the judge will not be impressed with how this man conducted himself and you can expect fast judgement in your favor.Most states prohibit recording conversations without both parties consenting.

That means a really steep judgement/settlement could impact all 4 rentals, along with any house(s) you use for yourselves. 

Your responsibility as a landlord is to be judgemental.

Trying to get a pulse on this deal because I feel like I am at the point where I really want to go after my first deal and I might be letting emotions get in the way of my judgement.
