Hello BP professionals, I sold my condo in December 2023 and have not been able to find a duplex to purchase in my price range to house hack.

I know most clients I speak to, just like a garage, mostly for storage lol It's really up to the buyers and for that price range, they honestly can't be too nit-picky. 

It will give you a cost range for your area.

I had hoped that the natural draw of Disney etc would work in my favor but there's just too much inventory.

Rates have now decreased from averages in the mid-7's to now upper-5's, yet the market has not seen a "speed up" -- likely due to the seasonal swing, and the upcoming election. 2025 should see strong property value growth, with increased inventory, but also increased buyer activity with rates expected to continue downward. 

Properties that were undervalued just a few years ago are now turning solid profits for those who can complete timely renovations.Low Inventory: With inventory levels continuing to tighten, the demand for well-renovated homes is higher than ever.

I dont see them much in that 1700 range.

Purchase price: $270,000 Cash invested: $10,000 4 bed one bath single family home in small town with great school district, about 10 minutes from major city on Front Range of Colorado.

., but it does make things much easier AND give you access too a wide range of benefits, not the least of which is obtaining your SSN and being able to build U.S. credit and access financing.

And all that inventory has just been sold off to investors for rental purposes..
