@Vince Au no one can predict the future.There are some interesting facts you should confirm for yourself (NEVER believe anything anyone posts here!).

To say this community has no value is quite a negative judgment to make without sufficient information to make it. 

The courses I took during that period in real estate were some of the best and most informative courses I took during my entire college career.

REIAs are a business and they need guest speakers who 95% of the time have something or service to sell.. informal meetups are a waste of time in my mind hate them.. boring.

Look up the default risk by credit score, this information is readily available online. 

I’m taking notes from this post and want to make sure my lease covers all these suggestions. 

There is a lot of useful information here, especially for someone starting their RE journey.
