The majority of Philadelphia deals typically sell around 70-75% ARV.I would say the hottest areas for appreciation and cashflow currently are the fishtown, northern liberties, and olde kensington.

I guess folks would consider me a Smyrna 'Townie' at this point and may be biased, but its one of the hottest places in metro Atlanta now.

Its not the hottest place to be, but I have other investment ties in the area, that will keep me close to this city for the long term.

To find off-market deals in even the hottest market, you have to do less spray and pray (same message to everyone) and more data dives to see who your target sellers are.
