You don't cash flow a lot (and in some areas you may not cash flow), but over time the tenant pays down your mortgage and (hopefully) the house appreciates in value.Go for quality over quantity (ie don't buy a cheap home in a bad area.

to me its almost like a scenario when you check your bank account and there is 1 mil in there that should not be there.. you hurry and make a withdrawl  the bank says hey you got to send it back and you say sorry.. something like that. 100%%%% exactly what my attorney said too ROFLYet this guy still thinks God gave him a miracle and not his problem or debt anymore.

Since we're speaking CA, what do you guys think of the idea of purchasing a home in the 600s and then adding a detached ADU to rent both units out and refinancing?
