After much back and forth with our attorney and their regulators, etc they decided series LLC’s should be a part of their customer base and have rewritten their policies to accept them (and us).

Free platforms are available to landlords that protect you so you don't miss the state return policy.

Some investors, (and some attorneys are comfortable advising)  running without an LLC for some people and instead having an insurance policy in place to cover most likely scenarios of paying.

Mine are all paid for and in LLC's.I would say honesty is the best policy.

The Fed is driving the economy with their policy and is trying their best to slow the economy down.  

Section 8 rentals can be a great way to start because the all or part of the rental payments are guaranteed by the government.

Other exclusions are roof replacement, anything requiring a permit, exterior painting if more than 5% of surface, "maintenance related to the garden, lawn, or landscaping," anything covered by any of the various required insurance policies, etc.

The national government, the state government, and most importantly the local government will affect your investment 1000x more than climate change in the next 100 years.

Also, morals do come into play, that is an aggressive policy to have in place.
