If something could be done to convince the head "guru" that buying overleveraged properties in and of itself is reckless for creative finance, done so that he can boast he has “none of his own money involved” and attract people with little money to join his program, perhaps the trajectory of the conversation could be more positive toward solving the problem.But, Why would we want to promote his risky & bad investing?

I still follow one of those people today and trust them and their conclusions 1,000%, based on my experience with them.Once again, I feel the place for you to start is to get very clear on where you "want to be", then you will be able to get a clearer idea of what to do today to head that direction. 

It was accompanied by a 35 page business plan that had been put together by a consultant that charged the entrepreneur $7,500, a glossy brochure generically talking about commercial real estate, and a resume of the principal.  

Doing so puts risks back onto you... unnecessarily.Your head's kind of in the right place but your intentions could be much better served practicing IBC as it was intended to be practiced.You're 10 months into this now and still haven't acted.

It is definitely something I will keep in the back of my head when I am further along my current path.

I believe setting the precedent upfront solves what could be serious issues before they even apply by giving them a rundown on some of the big key aspects of what the process looks like a head of time.Big indicators are verification of identity and verifying the references for documents when needed.
