For future installs is there anything that can be done to prevent this? 

A fair sales price might fall somewhere between the value calculated based on current rents and the value calculated using future rents.

I don't want to be frugal as to not enjoy life, but also not enjoy too much where I have nothing to show for the future. 

They have had talks about letting us approve members in the future but I'm not sure if it will happen or not.For us the benefits of higher cash flow outweigh the costs of evictions when they do come up.

They want an investor to have some serious skin in the game.The other option would be to wholesale this opportunity to somoene and make a few bucks to save so you have some money for a downpayment in the future.

I hope it gets better, but I doubt it will in the near future.

You will also find hard to refinance it (lower interest rate expectations in future) if you are not in the US.

last thing I would do is turn a property that you can sell with no tax into a property that your going to pay tax on in the future.. thats one thought..

Don't spend time focusing on buying your first property, spend time setting yourself up financially so you can succeed in the future.
