When the adjuster finally shows up, he/she will be able to give an estimate to fix the damage and what the insurance will pay - minus the deductible.  

Zillow and Redfin estimate the price a lot higher plus homes in the area is selling for a lot more.

So newbie question - you basically have to get your GC (if you use one) to come to every potential site and ask for an estimate?

We lived in it for a year, remodeled both units and put in place a long-term tenant on one unit and a mid-term tenant on the other.Here's a little more details about this deal:*   Purchase price: $163k*   Financed price: $132k @ 7.625% APR*   After repair (estimated value): $225k*   Gross rents: $2150 ($750 one year lease & $1400 six month lease)*  Annual taxes and insurance: $7000*  Approx credit score: 650 (I used interest free credit card to pay for remodeling this property and maxing it out caused my score drop almost 50 pts!) 

I'm considering an ADU on my Bay Area SFH - haven't gotten estimates yet.#2 could go with Central Valley (my local agent suggested Turlock), Sacramento area (was considering this area and maybe doing a LTR and MTR/STR on a duplex).

I realize it can vary by area, but is there a formula for determining a general ballpark estimate?
