While everyone else said is no a deal.

Bad contractors can cost you 10s of thousands if they mess up the rehab.  

I have seen to many beginners do the sub to no equity transactions only to end up in a mess of trouble.. they rent the house out tenant does not pay and after a few months the investor runs out of cash to make the payments then it goes downhill from there.

For anyone else seeing this - Padsplits are a great way to cashflow and it's the only ways you can make rentals make sense with high leverage in this market.Evictions are more of a property management issue than tenant issue.

Why would someone with years of experience hop onto an online forum just to mess with you?

What else are they going to say?

And of course when you do move out, your have some one else paying your mortgage in full. 

I've had projects like this where it went fine for a while, was almost done and then we get into some disagreement and then I fire them on the spot and just pull someone else in to finish.

I say this because we used a different realtor to purchase our STR and it was a disaster all around - both our agent and the seller's agent didn't know what they were doing, had no worthwhile advice to offer, messed up paperwork so that it had to be done again, just a sloppy experience all around.
