I have seen to many beginners do the sub to no equity transactions only to end up in a mess of trouble.. they rent the house out tenant does not pay and after a few months the investor runs out of cash to make the payments then it goes downhill from there.

I've had projects like this where it went fine for a while, was almost done and then we get into some disagreement and then I fire them on the spot and just pull someone else in to finish.

I say this because we used a different realtor to purchase our STR and it was a disaster all around - both our agent and the seller's agent didn't know what they were doing, had no worthwhile advice to offer, messed up paperwork so that it had to be done again, just a sloppy experience all around.
