Also in the future i would like to hire a landscape contractor to maintain the lawn any advice with Landscaping contractors?

They e-mailed a electronic copy of the Articles which was very basic and said that was it besides the LLC-12 within 90 days.

No cell phones, no texts, no online portals and rent payments, no electronic signatures, some email, newspaper ads and a lot of door knocking (I can almost feel some of you more seasoned PM vets nodding out there). 

Personally, I find spending $300 on some decent landscaping in the front of the house, and taking some good pictures do more for finding tenant than lowering prices. if you're willing to lower rent by $50, then why not just spend the $300 on prettying up the place and get the depreciation that equates to the lowered rent. ($50 x 6 months = $300)just my $.02

@Christian Nachtrieb I don't do the collecting, However all of my properties that require an HOA payment collect from me either via an Automatic withdrawal (ACH) on the 1st business day of the month, or I personally do a monthly electronic transfer into the HOA bank account.
