Bottom line for me is that there are solutions, and if the price is right on the house and justifies such a large expense, it might be worth it.As for the mold, I'm rarely scared of it and it would never dictate my decision to buy, although it may lower my offer.

Bottomline- in most instances it is the landlord making the key decisions and whenever a tenant starts dictating things to the landlord there is likely going to be trouble.

If I was building on my own lot, then you're right I would dictate that.We are just trying to figure out if we go in and immediately spend the money to retrofit and have an oven installed or if we try having a counter oven.

Local codes dictates the minimum size of a structure that is exempt from needing a foundation which is typically the size of a shed.  

However, our strategy going in dictates what neighborhood we buy into in the first place, if that makes sense.

Situations may dictate that a site cannot be inspected, etc.The scope of work section of the report will disclose whether or not the site was visited and when.Appraisers are only required to identify the property- ideally by address, parcel number, aerial map, legal description, or all of the above.

I think it's a bit of luck, hard work, outside forces, and smart moves that dictate how things will play out.
