As an investment, I would never consider a property that brings in only 7% of the purchase price.

I'm researching more because we had hoped to eventually purchase the space. 

If it is a direct lender you are able to work to find more favorable terms because they usually determine their terms on a deal by deal basis. 

Both properties have a substantial amount of equity that’s essentially sitting idle.Would it be a good idea to tap into this equity (through a HELOC, cash-out refinance, etc.) to fund future fix-and-flip projects or purchase additional rental properties?

I don't think I can ask the seller to evict prior to purchase, although that would be the best scenario.

Id like to put a HELOC on it or redelop it after a few years, the whole points of purchase is this is a booming downtown area lot of development rights etc, dont want to be in a financial structure that banks will frown upon.
