You can find some 2 units under or around $250K but they have been sitting on the market for over 150 days which tells you its not a great deal if it were an investor woud have already purchased it 4 month ago.  

It takes a long time to find an off market deal.

So I approached the foreclosed upon owner this week to confirm that she had sold her right of redemption... she confirmed.But the investor has not filed the petition for redemption.And of course the court has not approved the sale.I am bummed about losing the deal.  

I also included a financial stake int he end deal if I closed.

But I fund 100 plus flip deals a year in 7 states and have never been asked for a lien release.

These are three phases in the buying process where the buyer could walk away from the deal.

I can deal with the cars, but we have huge semi's that make horrid noises.

Not a big sub to fan and definitley not a fan of people trying to wholesale deals off of the MLS.
