I've started to consider a cement slab and shade sails, but those get torched within a few years here.  

Down in LA, everything shaded yellow, which seems to be >60% of Los Angeles, has no income limit and you would be able to get "better than FHA" financing @ 95% LTV even if you make $500k/yr.

As nice as this picture is it doesn't do justice to a beautiful backyard and a fantastic shade tree.

But to each his own and pain is an excellent teacher.Dont mean to throw shade on your plans just do a much better job of due diligence, and listen to the local experts, your not smarter than they are, and they know their market.
