If they meet the requirements for a PE right the only way to actually confirm is again through the courts where a judgement is made.

The problem is these homes are 60-120 years old and because of the low value neighborhoods, nobody has ever made any capital improvements beyond duct tape.

This made sense to me at the time as I wanted to not only invest in myself, but also him and his team. 

This thread really made me take a step back and look at my priorities.The tenant is on a month-to-month lease and I have the ability to end the lease with 30 days notice without cause, which is exactly what I decided to do.Because of this tenant I was kicked off my old insurance policy.
