It could be a simple misunderstanding, charge them an increased daily rate and follow up with a cure or quit notice for the day they say they will be out and start eviction.

...this post took a weird turn.A quick takeaway that I have heard echoed elsewhere (and in your post)* a pandemic led recession is unique and leads to uncertainty in recovery and treatment (economic responses can't fully "cure" the problem as it is public health issue)I must say that my general optimism is higher than it was during the April/May and I remain confident in human ingenuity and ability to adapt and respond (in the general sense...on an individual level people are all over the place).But yeah, thanks for the quick take and thoughts on where we are headed over the next 6-12.

When this changes, I would expect a flood of S-TR filings since a lender will initiate legal action even if the default can be 'worked out', or cured, because statistically a certain percentage of cases will not get resolved and the lender will indeed (through the trustee) proceed to sale.

Compare that to an average General Contractor charging 30%+.If an owner really thinks a PMC shouldn't charge for maintenance, or believes it when a PMC tells them they don't charge a markup, well read the above cure for ignorance, but we haven't found a cure yet for stupidity.
