Is the “curb appeal” a major concern or is it offset by the other advantages?

Off the top of my head we look at the roof condition, windows, exterior condition (rotting wood, broken siding, cracks in brick, etc), gutters and downspouts, yard and landscaping, general curb appeal / potential, grading, light fixtures, trim, doors, driveways, sidewalks, etc.4)We have flipped houses with foundation issues, mold damage, electric overhauls, etc, so it is not what you need to avoid per say, but being able to put a price-tag on issues and accurately estimate rehab costs and value after the repairs are completed.

You will also learn that the more things that you do (of those which you love) do not add a lot of value to what you will be able to get in resale value or rental value, so be prepared to curb yourself somewhat in order to proceed to your goal of owning several properties in your RE portfolio.

At the same time I have never been one to make the house "the best" on the market - but you need to do what people looking in that hood expect.Curb appeal (nice landscaping) is always a plus no matter what - not sure about "killer" landscaping but great curb appeal is nice.

Some regulations exclude this arrangement from the codes when the owner is sharing kitchen, bath with roomers.The plus to that is if they cause problems you do not have to evict you can simply put their property on the curb and lock them out without notice.

She worked with the rehabbers had an issue with one electrician going to Alaska for 2 week fishing in the middle of the project but over came that.Worked with her designer to do new kitchen baths and paint and floor coverings.. created great curb appeal through some landscaping. all in all about 50k to rehab cash out of pocket.One thing I did do is once we closed I back filled it with my bank line of credit at 1 point and 5.5% and pulled most of my cash back out 2 weeks after we closed... banks can't move quick enough up front.

A well placed and cared for tree I think can add value, such as shade, windbreak and curb appeal for a homeowner.
