From screening to security deposits to eviction, recent laws create many ways for owners to trip and fall.And now Multnomah County has prevented landlords from evicting delinquent tenants.

There is no moat, there’s no value created.  

So creating all these funky financials is great, but if you are using those in a presentation that information should be in the PPM or an official document as if someone is making a decision based on that - it can come back to bite them.

I'm glad I found this thread; I was looking for a community of Latino investors a while back and couldn't find one so I created my own.

First, should I create an LLC and purchase the property through that?

Going this route creates a multi family scenario creatively. 

It is the game that creates excitement for me, esp if the outcome is a good one.  

We remodeled and remarketed the property to entrepreneurs and business professionals who want a coliving/coworking community.It was perfect because each of the 12 bedrooms had its own private bath and we created community areas.
